Off-Mains Drainage Compliance
As the sale of property becomes more complicated and drawn out due to new legislation ‘off mains drainage’ can often be a last- minute stumbling block that can lead to price renegotiation.
In many cases, when a full drainage survey is carried out, a definitive answer regarding the outlet remains unclear. You will receive numerous pages of observations and pictures to tell you information about cracked pipes etc. Whilst this information is useful, it is not what you need to know with regard to the systems compliance within the “general binding rules”. These are the guidelines laid out by the Environment Agency regarding the outlet from any off-mains drainage system.
Typically, a drainage survey will cost in the order of £700 to £1200. Based on my 30 years of foul drainage experience, I can advise what the exact situation is on any property. For me to carry out what we call a compliance check, the cost will be £375 plus vat. This will save the expense of the full survey.
I will need to visit the property to assess and review the current situation, however, the home owner wouldn’t be required to empty the system for me to do this, saving them a further cost.
I will then write a report detailing my findings which will be fully transparent and available for both the seller and buyer. I will also provide a quote for any necessary works required to make the unit compliant.
Knowing if a system is compliant or not will aid the negotiation process, as installing a modern package treatment plant can be expensive.
